ROAD WORK HAS BEGUN – STARTING ON MAILBOX HILL
On Friday, October 2nd, Jim Crane got started doing the road work we approved on July 25th. As explained below, his plan was to do the work in two steps, with the first step being to lay one one load of crusher run on Mailbox Hill, allowing some time for the gravel to be worked into the ground by traffic. That first step is what Jim did on Friday.
He plans to complete the work sometime over the next few weeks. Again, his schedule has been somewhat delayed by the unusual amount of rain we’ve seen over the summer, but we still expect the work to be finished in October.
ROAD WORK SCHEDULED FOR LATE SEPTEMBER OR EARLY OCTOBER
On July 25th the Coopers Rock Estates HOA membership voted to take out a loan from Clear Mountain Bank to fund road repairs and improvements.
Clear Mountain bank has deposited proceeds from the loan into our HOA checking account, so we’ve given Jim Crane excavation the go-ahead to perform the work on which he’s bid. The work is expected to take place in two phases. The first phase is shaping “mailbox hill” at the entrance to our community and laying a thin layer of crusher run gravel on it. The idea is to give time for community traffic and Jim’s heavy equipment to press the gravel into the ground to reduce the rate at which it will erode away with rains. Once this layer of gravel is put down, it’s important that residents not perform any “do it yourself” repairs to the hill since that would disturb the gravel that our community is purchasing and that Jim Crane is distributing in preparation for later work.
The next step will be to perform the ditching, crowning and superelevation for the rest of the job. Jim expects to start this work in late September or early October..
ROAD WORK AND BANK LOAN APPROVED
On July 25, 2026, the Coopers Rock Estates HOA met and agreed to accept Jim Crane Excavation’s bid to repair and improve roads in the Coopers Rock Estates community, and to take out a loan from Clear Mountain Bank to spread the costs over five years. The minutes and presentations are here.
POWER LINE TREE TRIMMING
Arbor Metrics will be doing some power line tree trimming for Mon Power sometime between May and October or so. They don’t have firm timelines yet. HOA property affected is the common area down by the concrete bridge, and the intersection of coopers rock and Meadow Lane. This trimming will be under the lines that serve us power. Last year a different company did the transmission line (not directly providing power to us).
They will likely use a helicopter for some of it. They are trimming overhead lines, so the buried lines will not be affected.
